By 2016 the total population of East Kent will be 385,700, an increase of 2.2% from 2006. East Kent is among the most affordable residential areas in the South East, with the average house prices in East Kent 23% less than the South East and 6% cheaper than England and Wales.
The area offers a wide range of affordable housing, including modern apartments, country cottages and seaside properties with spectacular views. East Kent is an especially favoured location for family homes as the average price of a detached property in East Kent is almost half the cost of a similar property in West Kent and nearly a fifth less than the average price of a detached property in the South East region. Ramsgate property is 30% cheaper than in London. There is particular interest in Folkestone and Ramsgate with both towns undergoing significant regeneration projects.
But demand is increasing and prices are on the move. Developers such as Ward Homes and Hillreed Homes have plans for a multi-million pound, 1,000 home, development in the Dover area. Other new residential developments underway include those at Aylesham, Buckland Mill, Willowbank, The Place in Sandwich and Beacon Heights near Dover.
